In Italia , in Piemonte,sulle Alpi Occidentali al confine con la Svizzera a 12 Km da Macugnaga ( famoso centro sciistico a mt 1327 con piste di rilevanza internazionale come quella del monte Moro, mt 3012 ), c'è un paese di antiche origini,Vanzone con S.Carlo a mt 667 che offre , a metà della valle Anzasca, un clima e una vegetazione tipica dei 900 metri grazie al benefico influsso del ghiacciaio del massiccio del Monte Rosa (mt 4633 ).
" Un mondo agli antipodi di quanto accade in pianura." Queste le parole dello scopritore
" malato di montagna" H. B. Saussure , (filosofo e scienziato ). Nel 1789 egli scoprì una
comunità di antiche origini che si stabilì nelle ( Formazza, Macugnaga, Alagna
Gressoney ) imprimendo a questi posti i segni di una vita dura e laboriosa: i Walser
( particolare è la loro architettura).
Questo suggestivo e tipico paese, ricco di tradizioni e di pace, ha avuto il suo " momento magico" proprio nel 1916 quando delle acque termali curative provenienti dalle "miniere dei Cani" a mt1500, furono incanalate e utilizzate a Vanzone presso l'impianto climatico del bellissimo albergo "villa Regina" (ora adibito a colonia estiva), avvicinando così molti villeggianti e turisti anche stranieri che qui si fermarono e costruirono le loro case signorili.
Ai primi del 900 , i proprietari la vollero fortemente acquistare per poter beneficiare direttamente delle proprietà della fonte arsenicate ferruginosa proveniente dalle aurifere miniere ; lo testimonia una bella e pesantissima vasca di serpentino verde ora utilizzata in giardino come fioriera.
CASA CALPINI costruita nel 1789 sovrasta il centro storico del paese accanto ad un bosco di castagni e conifere, immerso nel silenzio.
CASA CALPINI CARATTERISTICHE.
Questo fabbricato sviluppato su 3 piani fuori terra, oltre ad un parziale seminterrato e piano sottotetto offre la possibilità, per la sua superficie vasta a diverse soluzioni .Si può concepire una ristrutturazione di tipo parziale o volendo di tipo più radicale. L'intonaco esterno nasconde l'originaria fattura di pietra che caratterizza la maggior parte delle casa del luogo.Questa casa la rende con facilità suscettibile di frazionamento in più unità immobiliari indipendenti o alla possibilità in una struttura di tipo
agrituristico o alberghiera.
A Vanzone esiste un solo servizio di tipo alberghiero sulla strada per Macugnaga (albergo ristorante La Concordia)con otto posti letto.

Invece a destra dell'ingresso si accede ad una spaziosa cucina munita di ampio camino; la ricopre
un tipico pavimento da in granito squadrato la ricopre che probabilmente prosegue nell'attigua
saletta, ricoperta attualmente in legno. Questo tipo di rivestimento permette all'ambiente di rimanere fresco anche durante i più torridi mesi estivi.
Queste stanze, luminose ed asciutte, come tutte le altre della casa, sono dotate ognuna di un tipico armadio a muro in larice rosso e di canna fumaria .Alcuni soffitti sono sormontati da travi sempre in larice .Essendo l'edificio sviluppato ad "L" troviamo nel lato più corto un primo spazio di poco seminterrato, raggiungibile dall'esterno adibito
attualmente a legnaia.
La scala interna, costruita in granito locale, così come gli inserti lapidei e gli stipiti, porta ad un primo locale situato sopra la sopracitata legnaia. Le finestre al piano terra e tutto il primo piano sono munite di inferiate in ferro
battuto.
Il primo piano intermedio, sopra la legnaia, dispone di una stanza.

Location: Vanzone (Italy, Piedmont).
In the middle of the Anzasca Valley, in the western Alps near Macugnaga (a famous ski station, 1327 mt high, with internationally famous slopes, such as Mount Moro at 3012 mt) there's an old village called " Vanzone con S.Carlo" ( at 667 mt)with a climate and vegetation typical of 900 metres thanks to the beneficial influence of the Mount Rosa glacier (mt 4633).
Its founder, the mountain lover H. B. Saussure ( philosopher and scientist) said that this was a world far removed from what happened on the plains. In 1789 he founded a community that settled in Formazza, Macugnaga, Alagna and Gressoney marking these places with the signs of hard and laborious life: the Walser ( their architecture is really unique).
This evocative, typical, traditional and peaceful village, had its most important moment in 1916, when the healing water spa from the "Cani Mine" (at 1500 mt) was canalized and used in the climatic installation of the beautiful Villa Regina Hotel (at present a summer colony ); attracting a lot of tourists, even from abroad, who settled down and built their elegant houses.
At the beginning of the 1900s, the owners decided to buy the house to benefit from the proprieties of arsenicate ferruginous spring from the mine; a beautiful heavy green serpentine tub, today a flower-holder in the garden, is testimony to this.
CALPINI HOUSE was built in 1789 next to a chestnut and coniferous tree wood and overlooks the historical centre in a very quiet position.
CALPINI HOUSE main features.
The huge area of this edifice offers different solutions: It has three floors above ground level with a basement and an attic . The restoration can be partial or more radical.
Plaster covers the original stone structure typical of most of the houses of Vanzone.
This building can be easily divided into a number of independent properties or become a bed and breakfast or a hotel.
In Vanzone there's only one hotel on the road to Macugnaga: " La Concordia" restaurant - hotel with eight beds.
On the ground floor , on the left, bordering with its land, there's a store-room or basement space. Here there are four rooms which really differ in temperature and humidity.
On the right of the entrace there's a roomy kitchen with a wide fireplace and a typical squared granite floor that is probably the same as the one in the adjacent room, now covered with a wooden floor. This covering keeps the rooms cool even in the most torrid summer months.
Like the other rooms, these bright and dry rooms have their own typical red larch wood wall cupboard and a chimney-flue. Some ceilings have beams of larch wood.
The building has an "L" form and on the shortest side there's a space a little bit under ground level used as a wood store reachable from outside.
The inner stair is made of local granite as the facing of the walls and the jambs and it leads to the first room placed on the wood-store. The windows of the ground floor and the first floor have grilles made of wrought iron.
The first intermediate floor is placed on the wood-store and it has one room.
The first floor has a corridor, a storeroom and three rooms.
The second intermediate floor has a spacious room that at the moment is a bathroom/ironing room.
The second floor has a corridor with a verandah , a small bathroom and three spacious bedrooms.
The attic is 47,20 square metres large.
The total area of the habitable rooms is 420 square metres large (cellars, wood-store and attic are not included). Each floor is 140 square metres large and 2,30 - 2,40 metres high.
The attic is at the restoring stage in order to increase its height (subject to the verification of the urbanistic rules). This elevation is also possible thanks to the substitution of the old roof covering with a lighter one and the removal of the big beams which are into the building perimeter grazing the floor.
All the carrying structures are in excellent repair; the roof is covered with the typical and local stone.
The attic can be so transformed into a studio flat with a wonderful view of Monte Rosa.
The south side of the house faces the flat and enclosed garden which is 400 metres square large.
The house is placed in a peaceful area with a near driveway (50 metres) and it is situated in Canton Gorini, an ancient and glamorous village of Vanzone.
There is also the gas/methane system which will provide the house with a good heating system through minimum connection expences.
The pictures hereto attached show the remaining furniture which are not included in the total amount of the house but they can be sold separately.
The municipal administration of Vanzone is now interested in the economic/tourist improvement of the village and the Anzasca Valley; the recovery and canalization of the curative wather of the "Miniera dei Cani" (lit. 'Dogs' Mine') are almost finished indeed.
The Mayor Renato Oberoffer believes that there are all the conditions to improve the spring in order to build in an healthy and huge place a thermal and welfare centre which will represent the 'turning-point' of the economy of the village.

Ce pays suggestif et typique, riche des traditions et de paix, a eu son «moment magique» justement en 1916 quand de l'eaux thermal curative provenant des Minieres des Chiens à 1500 mt., elles furent canalises et utilises à Vanzone près du centre climatique du merveilleux hotel « Villa Regina » (maintenant c'est une colonie d'été), en rappelant beaucoup de touristes aussi des étrangers qui s'arretè et construirent leurs riches maisons.
Au début de vingtième siècle, les propriétaires vouloir l' acheter pour bénéficier directement des propriété des sources qui provenaient des mines d'or.
Casa Calpini fut construi en 1789 dans le centre historique du pays entourée d'un bois de marronniers et conifères, plongée dans le silence.
Casa Calpini : caractéristiques
Cet immeuble développé sur trois étages, au-delà d'un partiel demi-dessous terre et étage sous toit offre la possibilité, par sa vaste superficie, plusieurs solutions.
On peut concevoir une réaménagement partiel ou radical. Le crépi extérieur cache l'originaire facture en pierre qui est la caractéristique da la plus grand partie des maisons locales. On peut aussi la fractionner en plusieurs unités indépendantes, ou la possibilité d'une structure de type agritourisme ou hotelier.
Au rez de chaussée à gauche, ou la maison délimite en partie le terrain il y a une depense/cave, ici se trouvent 4 pièces dinstinctes avec différente températures/humidité.
Par contre à droite nous trouvons après l'entrée, une grande cuisine avec une grande cheminée et un sol en blocs de granite qui peut etre continu dans la petite salle actuellement recouverte en bois. Ce type de sol permet à la pièce de rester fraiche pendant les mois plus torrides.
Les pièces, lumineuses et sèches, comme toutes les autres de la maison, sont munies d'armoires au mur en typique rouge et de cheminés.
Les plafond sont surmontes de charpentes également en larice.
L'édifice est développé en L, nous trouvons sur le coté plus court un espace demi enterré auquel acceder par l'exterieur, actuellement utilisé comme bucher.
L'escalier interieur, construit en granit local ainsi que les pas de portes et fenetres du rez de chaussée et du premier étage sont munies de grille en fer battu.
Le 1° étage intermediaire au dessus du bucher, dispose d'une piece.

Un amante de esta montaña era el filosofo y cientifico H. B. Saussure. En el 1789 descubrio una comunidad antigua que se establacio en las valles que hay alrededor del Monte Rosa (Formazza, Macugnaga,Alagna, Gressoney).

Vanzone San Carlo ist ein kleines Dorf alten Ursprungs, das im Piemont auf den westlichen Alpen nahe der Schweizer Grenze liegt. Vanzone ist erreichbar aus Mailand in einer Stunde und ist nur 12 km von Macugnaga, entfernt, berühmtes Skizentrum in 3012m Höhe.
Die Flora und das Klima sind von der 900m Höhe und von dem Gletscher der Monte Rosa (4.633 m) beeinflusst.
Der Philosoph und Wissenschaftler H. B. Saussure hat, 1789 eine kleine Gemeinde entdeckt, die seit langer Zeit sesshaft in den Tälern am Monte Rosa (Formazza, Macugnaga, Alagna Gressoney ) ist - die Walser. Diese Bevölkerung hat, durch ein hartes und fleißiges Leben, die Sitten dieser Gegend besonders beeinflusst, z.B. die Architektur.
1916 erlebte das Dorf einen wichtigen Moment, als das Kurzentrum und Hotel Villa Regina (nun eine Sommerstruktur für Kinder) das warme Kurwasser aus der 1500m hohen "Mine der Hunde" umgeleitet hat. Seit dieser Zeit viele Urlauber und Touristen sind nach Vanzone gekommen und haben ihre Herren Häuser gebaut.
Casa Calpini, anno 1789, dominiert das historische Zentrum und liegt neben einem stillen Kastanien und Tannenwald.
EIGENSCHAFTEN
Das Haus besteht aus 3 Etagen, einen Untergeschoss und einen Dachboden. Das erlaubt verschiedene Möglichkeiten für die Benutzung der Wohnfläche, von der Teilung in mehrere Wohnungen bis zur einer touristischen Struktur.
Das Haus ist, wie die meisten Häuser der Gegend, aus Stein.
Im Erdgeschoss links, gibt es den Bereich der Speisekammer und den Keller. Die 4 Räume in denen dieser Bereich geteilt ist, unterscheiden sie sich in Temperatur und Feuchtigkeit.
Im Erdgeschoss rechts findet man den Eingang, eine geräumige Küche mit Kamin und Granitboden. Das Nebenzimmer ist stattdessen mit Holzfußboden ausgestattet.
Alle diese Räume sind sehr hell und trocken und haben einen Einbauschrank aus roter Lärche sowie einen Kaminschacht.
Die Deckenbalken sind ebenfalls aus roter Lärche.
Das Haus hat eine L Form und die Erdgeschoss- und 1. Stockfenster sind alle mit Eisengittern gesichert.
Die Treppe zur 1. Etage ist aus lokalem Granit, sowie die vielen Dekorationen über den Türen und Fenstern.
Das 1. Zwischenstockwerk, über dem Holzlager besteht aus einem Zimmer.
Der erste Stock hat einen Flur, Abstellkammer und 3 Zimmer.
Das 2. Zwischenstockwerk wird z.Z. als Badezimmer benutzt.
Der 2. Stock besteht aus einem Flur mit Veranda, einer kleinen Toilette und 3 Schlafzimmern.
Der Dachboden hat eine Fläche von 47,20qm

Der Dachboden kann ebenfalls ausgebaut werden, vorausgesetzt der Erlaubnis der Behörden. Von hier aus kann man den Monte Rosa sehen.
Das traditionelle Dach ist aus Stein der Gegend und die ganze Tragestruktur ist in gutem Zustand.
Südlich des Hauses gibt es einen 400qm großen Garten.
Das Haus liegt im Canton Gorini, einem alten und berühmten Stadtteil von Vanzone, sehr ruhig mit Einfahrt in 50m Entfernung. Das Dorf verfügt über Methangas und der Anschluss an das Netz ist jederzeit möglich.

TE KOOP „CASA CALPINI" TE RESTAUREREN
In Italië, in de streek Piemonte, in het Oostelijk deel van de Alpen nabij de Zwitserse grens en op een uur afstand van Milaan en 12 km van Macugnaga (bekende skiplaats, gelegen op 1327 m, met internationaal bekende pistes zoals die van de Monte Moro op 3012 m.) ligt op 667 m. het dorpje Vanzone con S.Carlo, halverwege het Anzasca-dal, met een klimaat en plantengroei kenmerkend voor een hoogte van 900 m., onder invloed van de gletsjer van de Monte Rosa (4633 m.).
"Een wereld apart" volgens deontdekker en bergliefhebberH.B.Saussure (filosoof en wetenschapper). In 1789 ontdekte hij een al lang bestaande gemeenschap, die zich vestigde in de dalen rond de Monte Rosa (Formazza, Macugnaga, Alagna, Gressoney) en daar sporen van een zwaar leven en hard werken achterliet: de zgn. Walser (bekend om hun bijzondere bouwstijl).
Dit apart en bekoorlijk dorp, rustig en rijk aan tradities, beleefde rond 1916 zijn hoogtepunt, toen het thermaal water, afkomstig van de "Miniere dei Cani" op 1500 m. hoogte, gekanaliseerd werd en in het prachtige Hotel "Villa Regina" (tegenwoordig kinderkolonie tijdens de zomermaanden) gebruikt werd voor de heilzame thermaalbaden, waardoor veel toeristen en ook talrijke buitenlanders hier verbleven en er hun herenhuizen bouwden.
In het begin van de 20ste eeuw kochten de eigenaars het huis om zelf te kunnen genieten van de geneeskundige werking van het ijzer- en arsenicumhoudend bronwater.
Hiervan getuigt de prachtige, massieve kuip van groen serpentijn in de tuin, momenteel dienst doend als bloembak.
CASA CALPINI, gebouwd in 1789, domineert het oude dorpscentrum en is gelegen aan de rand van een bos met kastanjebomen en coniferen, gehuld in stilte.
CASA CALPINI - KENMERKEN
Het gebouw bestaat uit 3 verdiepingen, plus een souterrain en vliering en biedt, vanwege de omvang van het perceel, tal van mogelijkheden., zoals gedeeltelijke renovatie of drastische verbouwing. Het pleisterwerk aan de buitenkant verbergt de oorspronkelijke natuursteen, die het merendeel der huizen in de streek kenmerkt. Het gebouw is geschikt om in meerdere, aparte wooneenheden verdeeld te worden en kan tevens als "agriturismo" of hotel bestemd worden.
Op de begane grond , aan de linkerkant, bevindt zich de voorraadruimte/kelder, d.w.z. 4 vertrekken, verschillend in temperatuur en vochtigheidsgraad. Rechts, na de entree, een ruime keuken met een grote schouw en een bijzondere vloer van granietwerk, die waarschijnlijk doorloopt in het vertrek ernaast, waar momenteel een houten vloer is. Deze vloer zorgt ervoor dat de temperatuur ook tijdens de warmste zomermaanden aangenaam koel is.
De lichte en droge vertrekken zijn, evenals alle andere kamers in huis, allemaal voorzien van een muurkast van larikshout en een rookkanaal. De balkenplafonds zijn tevens gemaakt van larikshout. het gebouw is L-vormig en aan de korte kant bevindt zich een souterrain, toegankelijk van buitenaf, dat momenteel als houthok wordt gebruikt.
De binnentrap van plaatselijk graniet, evenals het stenen inzetwerk en de deurstijlen en raamkozijnen, geeft toegang tot het eerste vertrek, dat zich boven het houthok bevindt. De ramen op begane grond en eerste verdieping zijn voorzien van gietijzeren traliewerk
Op de eerste (tussen)verdieping, boven het houthok, is een kamer.
Op de eerste verdieping: een gang, bergruimte en 3 kamers.
Op de tweede (tussen)verdieping; een ruime kamer, momenteel badkamer/strijkkamer.
Op de tweede verdieping: gang met veranda , klein toilet, 3 ruime slaapkamers.
Zolderverdieping: zolder (47,20 m²)
Het totale oppervlak van het woongedeelte is 420 m², exclusief kelders, houthok en zolder.
Elke verdieping heeft een oppervlak van 140 m² en een hoogte van 2.30-2.40 m.
De zolderverdieping kan door verhoging verbouwd worden (in overeenstemming met de plaatselijke wetgeving) tot een eenkamerappartement, met prachtig uitzicht op het massief van de Monte Rosa.
De volledige draagstructuur is in perfecte staat. De dakbedekking bestaat uit traditionele, lokale steen.
Aan de zuidkant van het huis bevindt zich een omheinde, vlakke tuin van 400 m².
Het huis is zeer rustig gelegen in Canton Gorini, een oude en mooie wijk van de gemeente Vanzone; de weg is berijdbaar tot op 50m. De aardgasleiding is aanwezig en een gering bedrag voor de aansluitkosten voorziet het huis van een geschikt verwarmingssysteem.
De nog resterende, op de bijgevoegde foto's afgebeelde meubelstukken zijn niet in de verkoopprijs ingesloten. Over de betreffende prijs kan onderhandeld worden.
De gemeenteraad van Vanzone is momenteel geïnteresseerd in de economische en toeristische opbloei van het dorp en het Anzasca-dal en de kanalisatiewerkzaamheden van het heilzame, thermale bronwater zijn bijna voltooid.
Burgemeester Renato Oberoffer: "het moment is gekomen om de bron te lanceren, het gaat om een groot gebied, dat ruimte biedt aan een Kurhaus en een Wellness Centrum.
Hopelijk een kentering in de dorpseconomie en dit alles in een ongerepte bergomgeving".
